Soffit and Fascia in Older Port Arthur and Westfort Homes: What to Fix When Re-Roofing

Walk down any older street in Port Arthur or Westfort and look up at the eaves. Most of them are clad in clean white or beige aluminum capping. From the ground they look fine, and they have looked fine for thirty years. The trouble is that the capping is hiding what is behind it, and on a re-roof job that “what is behind it” matters more than most homeowners realize.

Re-roofing is the right time to look. The eaves are accessible, the trades are there, and any rot caught now is rot you do not have to deal with later. Skip the inspection and you pay for it in the next ice-dam season. Here is what we find inside older Port Arthur and Westfort eaves, what to do about it, and how to think about the material choices.

Why These Two Neighbourhoods Specifically

Both Port Arthur and Westfort have a deep stock of mid-century housing, with a good number of pre-war homes mixed in. Most of those homes had their original wood soffits and fascia covered with aluminum capping somewhere between the 1970s and the 1990s, often as part of a re-roof or siding update.

At the time, capping over the existing wood was the standard approach. It went on fast, it looked clean, it was cheaper than full removal. The contractors who did the work were not wrong, given what was known then. But it created an inspection blind spot. Once the capping was on, the wood underneath was out of sight. Whatever was happening to it kept happening, quietly, for decades.

What we now find behind that capping in a typical older home falls into a few patterns.

What We Find When the Capping Comes Off

Rotted Wood Soffit

The most common find. Original cedar or pine soffit, originally painted, now soft, punky, or fully gone in stretches. Causes:

  • Long-term ice dam staining. Decades of meltwater wicking into the wood at the eave.
  • Blocked or absent ventilation trapping moisture in the eave cavity. The wet wood never dries out.
  • Pinhole leaks in the capping itself where fasteners or seams failed, letting water in.

You sometimes find sound wood with isolated rot. You sometimes find soffit that is essentially missing, with insulation visible from below once the cap is removed.

Compromised Fascia Board

The fascia is the vertical board at the edge of the roof that the eavestrough is fastened to. Original fascia in older Thunder Bay homes is often:

  • Rotted at the bottom where the eavestrough leaked or where ice slid down it
  • Pulled or pried away from the rafter ends by years of eavestrough weight loaded with ice
  • Cracked or split where fasteners worked loose
  • Hosting an eavestrough that has been re-hung multiple times into increasingly soft wood

A new eavestrough mounted to compromised fascia will not hold. The hangers are only as good as what they fasten into.

Blocked Soffit Ventilation

This is the one with the biggest impact on the rest of the roof. The original wood soffit may have had ventilation slots cut into it. The aluminum cap may or may not have had ventilated panels installed. In many cases we find:

  • Ventilated aluminum panels that look right from the ground but are sitting over solid wood with no holes in it. The cap can breathe; the wood cannot. The attic gets no intake.
  • Solid aluminum panels everywhere, with no intake ventilation at all. Common on the older capping installs.
  • Insulation pushed tight against the eaves from inside, blocking what intake there was. Often added during an energy upgrade that did not consider ventilation.

A capped soffit that does not actually ventilate is one of the single biggest causes of chronic ice damming in older Port Arthur and Westfort homes. The attic has no fresh air. Heat builds up. Pest Entry and End-of-Life Capping

Older capping with gaps or missing end caps is an open invitation. We have pulled cap and found wasp nests packed into eave cavities, layered bird nests, squirrel damage to insulation, and the bones of small animals that got in and could not get out. A compromised eave is a compromised barrier.

The capping itself, after thirty or forty years, may also be due. Faded paint, dents, loose seams, missing end caps, pinholes from corrosion. If it is going regardless, the re-roof is the moment to take it off.

Why Re-Roofing Is the Moment to Address All of This

A few reasons soffit and fascia work belongs in the re-roof, not as a separate project:

  • The eaves are already accessible. Shingles off, eavestrough detached, ladders set up. Adding a few hours costs far less than coming back later.
  • Ventilation has to match the new roof. Installing fresh shingles over a broken intake system is building in the next ice dam. The soffit has to work for the new ridge exhaust to do its job.
  • The eavestrough is coming off anyway. New eavestrough on soft fascia is wasted money. Check the wood while it is exposed.
  • Hidden rot gets worse, quietly. Caught during the re-roof, the scope stays small. Left for another five years, it grows.

Material Choices: Aluminum, Vinyl, or Preserved Wood

Three practical options for the new soffit and fascia.

Aluminum is what we install on most Thunder Bay re-roofs. Pre-finished panels in soffit and matching fascia trim, available in pre-vented styles with known net free vent area, handles freeze-thaw without cracking, often lasts 30+ years before the finish dulls noticeably. Dents from ladders or ice are mostly cosmetic. The fascia portion is a wrap, not a structural board, so sound wood fascia still needs to be there underneath.

Vinyl is slightly cheaper and does not dent, but it can become brittle in deep cold over time and generally has a shorter functional lifespan in our climate than aluminum. We install it where the homeowner requests it or the rest of the house is vinyl-clad, but we lean toward aluminum on most older homes.

Preserved or composite wood is the right call on the occasional heritage home where aluminum capping would not look right. Higher cost, more maintenance over time on real wood, more sourcing and finishing on a re-roof project. Worth it on the small subset of houses where the original detailing matters.

The Ventilation Math When Spec’ing New Soffit

If we are pulling the old cap and putting new soffit on, we are not just replacing it like-for-like. We are spec’ing the new soffit to provide the correct intake ventilation for your attic.

The Ontario Building Code calls for one square foot of net free vent area per 300 square feet of insulated ceiling, split roughly evenly between intake and exhaust. Translated to soffit, that means a percentage of your soffit panel area needs to be ventilated. Continuous vented soffit gives the most flexibility. Spot-vented soffit (one vented panel every few feet) is also workable depending on attic size.

We also install baffles in the attic at the eaves during a re-roof, so that whatever insulation goes back in cannot smother the new soffit ventilation. This is the part that goes wrong on cheap jobs: the soffit is vented, but the insulation immediately above it blocks it. Baffles solve that problem permanently.

Signs Your Eaves Need This Work

You can sometimes see signs from the ground:

  • Soffit panels that are visibly wavy, dipping, or pulling away
  • Rust streaks on the capping suggesting steel fasteners behind it
  • Stains or paint failure on the fascia showing moisture from above or behind
  • Daylight visible through the soffit or end caps
  • Wasp activity or other pest entry around the eaves
  • Chronic ice damming at the same eave every winter (suggests blocked intake)

If any of these match your house and a re-roof is coming up in the next few years, plan to address them together.

The Takeaway
